Position Overview: AFM is seeking a highly self-motivated, ambitious, and results-driven
PNW Real Estate Manager to lead a team of land-focused sales agents across Oregon and Washington. The ideal candidate is a proactive leader with a proven ability to inspire and manage a team while independently driving land transactions and fostering client relationships. This full-time role requires a minimum of 40 hours per week and includes travel with overnight stays as necessary (vehicle and expenses provided).
This position is a hybrid/remote role; however, it is preferred candidates reside within commuting distance of an AFM office in Washington or Oregon. Principal Duties and Responsibilities - Prepare and review necessary documentation, including listing agreements and closing statements.
- Maintain and update property listings, ensuring compliance with company standards.
- Recruit, lead, and motivate a team of independent brokers, fostering a collaborative, high-performing culture.
- Develop business opportunities within the region, regularly meeting with clients, leads, and industry stakeholders.
- Review client ownership portfolios and develop strategic land sales programs to maximize owners' returns.
- Network with external agents, appraisers, lenders, and other stakeholders.
- Stay informed about market trends, land uses, and best practices for highest and best land use.
- Conduct comparative market analyses and support brokers in establishing listing prices.
- Guide clients through acreage property transactions, ensuring smooth processes.
- Collaborate with the Managing Director of Western Operations to develop strategies for real estate program growth in the Pacific Northwest.
- Review marketing materials to ensure accuracy and legal compliance.
- Oversee transaction record-keeping and manage trust accounts.
- Provide agent training, mentorship, and support to help brokers achieve sales goals.
- Implement strategies to improve internal systems and drive team efficiency.
- Collaborate with the Director of Real Estate on strategic goals and nationwide initiatives.

Licensing Requirements: - A valid real estate broker’s license in Oregon and Washington is preferred but not required at the time of hiring. Candidates must obtain broker licenses in both states within six months of employment.
- Must be eligible to attain a Managing Broker’s license in Washington, Oregon, Idaho, and Montana based on state-specific requirements.
Qualifications: - 5+ years of professional experience.
- Self-motivated, ambitious, and able to work independently while managing a team.
- Knowledge of rural real estate, including timber, forestry, agriculture, and conservation (preferred).
- Strong negotiation and communication skills.
- Experience managing budgets and meeting sales targets.
- Highly proficient in Microsoft Office; working knowledge of GIS and GPS applications.
- Ability to multi-task, prioritize in a fast-paced environment, and make client-focused business decisions.
- Strong analytical, writing, and listening skills.
- Ability to lead and collaborate with a team of independent brokers.
- Personal skills necessary to communicate effectively with clients, contractors, and stakeholders.
- Valid driver’s license required.
Salary & Benefits: - Competitive compensation based on experience.
- Salary $75,000 - $115,000
- Commissions on brokered properties
